In the bustling world of real estate, Margaretha Teixeira, founder of Lemon Tree Properties, has carved out a niche for herself with a dedication as vibrant as her properties. Known for her magnetic personality, Teixeira brings her unique passion for property to the heart of her business, focusing on residential real estate in Windhoek and beyond. Teixeira’s journey began with a fascination for TV shows that showcase luxurious properties. “I used to love watching MTV Cribs, seeing those beautiful homes,” she reminisced, reflecting on how this childhood interest led her into the industry. Starting in administration at a prominent real estate firm, she later transitioned into agency work, driven by her growing passion. “I decided to dive in and became a full-time agent,” she shared, highlighting a commitment that has since been central to her career.



Advice for Aspiring Real Estate Agents

Today, Teixeira offers a variety of services through Lemon Tree Properties, specialising primarily in residential sales and rentals. Although she operates independently, Teixeira values the social aspects of the industry, emphasising the connections she makes with diverse clients. “Meeting new people and helping them find homes is one of the best parts of the job,” she said. For young people interested in entering the real estate field, Teixeira’s advice is clear: “If you’re passionate about it, give it your all. Real estate requires 100% commitment.” She also advises aspiring agents to pass the estate board exam and pursue training before joining a real estate firm.

As a businesswoman, Teixeira’s success stories include high-value transactions, with one of her notable sales being a N$10.5 million freestanding home. Yet she stresses practicality when advising prospective buyers. “Prioritise needs over wants and remember, a home is a long-term investment,” she advised. Budgeting and pre-approval are essential, she added, urging clients to account for maintenance, repairs, and taxes.

The real estate market is evolving, and Teixeira has noted a shift in buyer preferences. Today’s buyers, she said, seek properties with amenities like eco-friendly features, open layouts, and outdoor spaces. “Sustainable homes with solar geysers and rain-harvesting systems are popular,” she observed, as eco-consciousness grows in Namibia. Rental demand remains high, driven by the flexibility it offers, especially for clients unable to commit to purchasing. She noted, “It’s a mix of students, working professionals, and families who prefer rentals for their affordability and reduced financial risk.” Challenges remain, including common mistakes buyers make by setting unrealistic expectations with limited budgets. “It’s important to be realistic. You can’t expect extras like a pool if you’re working with a modest budget,” she explained.

Teixeira’s portfolio spans various locations in Windhoek, from Hochlandpark to Klein Windhoek, with a few listings in Okahandja and Swakopmund. When advising clients, she encourages them to keep an open mind and consider alternative locations. “Often, buyers come wanting Klein Windhoek but end up choosing other areas,” she said, explaining that flexibility allows her to find the perfect fit for each client’s needs.
